Common questions
How fast can you turn a unit?
Within 48 hours of access, including month-end. For turnovers between the 28th and the 1st, book by the 25th to lock in your slot.
What does the Turnover Package include?
A full move-out clean (inside appliances, cabinets, baseboards, bathrooms, floors, interior windows), touch-up paint and minor repairs, listing photos and a timestamped before/after photo report.
What counts as a "minor repair"?
Patching nail holes and small dents, touch-up paint, caulking, replacing bulbs, and tightening or swapping hardware. Larger work is billed at $65/hr plus materials, and we always ask before going over.
Do I need to be there?
No. Most clients give us lockbox, concierge or key-holder access. We send the photo report when we finish, so you can see everything without a site visit.
How does the before/after report help with deposits?
Each room is photographed on arrival and after the turnover, with date and time on every photo. That gives you a clear condition record for move-out inspections and any dispute with a tenant.
What if something is missed?
Tell us and we'll re-clean it free within 24 hours. That's our guarantee.
Do you offer volume or portfolio pricing?
Yes: 10% off at 5–9 turnovers a month, 15% off at 10+, and annual portfolio agreements with priority month-end scheduling.
Do you work with furnished, corporate or short-term rentals?
Yes. We add linens and grocery & essentials stocking for a $40 service fee plus groceries at cost.
Are you insured?
Yes. NextTenant is fully insured and bonded, and all staff are police-checked. Certificates are available on request.
